2026 Glamis Terrace Fencing Project
The Glamis Terrace Board of Directors is pleased to move forward with the comprehensive replacement of the condominium’s residential fencing, common-area fencing, and garbage and shed enclosures.
This FAQ has been created as a first-line reference for owners and residents. Please review it before contacting the Board, as many common questions will be answered here. The information will be updated as the project progresses and additional details become available.
The project reflects recommendations contained in the Reserve Fund Study and follows an extensive review of fencing materials, contractors, maintenance requirements, durability, safety, weather resistance, warranty coverage, resident disruption, and long-term property value.
Fencing Project FAQ
The project includes the replacement and construction of:
- Residential backyard privacy fencing
- Backyard gates
- Common-area and dividing fences
- Garbage and recycling enclosures
- Shed enclosures
The project will be completed in two phases, with the first group of buildings scheduled for 2026 and the remaining buildings and dividing fences scheduled for 2027.
The existing wood fencing has deteriorated considerably and requires increasing amounts of repair and maintenance.
Replacing it will:
- Reduce ongoing maintenance costs
- Provide greater privacy and security
- Improve resistance to weather, moisture, rot, and fire
- Protect and potentially enhance property values
- Create a more consistent appearance throughout the complex
Photographs included in the project update show several examples of leaning, cracked, rotting, and deteriorated fencing throughout the property.
The Board selected CS Construction Pro as the primary contractor following an extensive vendor review.
The company was selected based on its industry experience, technical expertise, ability to work with the complex topography of the property, proposed project-management approach, budget, construction schedule, insurance coverage, WCB coverage, and experience installing composite fencing.
CS Construction Pro’s proposal states that it carries $2 million in comprehensive general liability insurance and valid WCB coverage for its workers.
The new fencing will be constructed from premium composite material, supported by aluminum posts and the necessary structural components.
Composite fencing is manufactured using a combination of wood fibre and plastic. It was selected after the Board compared pressure-treated wood, cedar, vinyl, and composite materials.
Composite was chosen for its durability, reduced maintenance requirements, resistance to rot and weather, structural performance, ability to follow the property’s landscape contours, and fire-resistant formulation.
The selected composite colour is identified in the design proposal as IPE, a rich brown wood-grain finish intended to complement the existing colour scheme of the Glamis Terrace buildings. It was selected to match the downspouts and eves as closely as possible.
Light oak and French grey alternatives were also considered but were determined not to coordinate as effectively with the existing property.
Please note that project renderings are for illustrative purposes and may not be precisely to scale.
The residential privacy fencing between units and buildings will generally be approximately six feet high.
Certain common-area dividing fences, the three smaller dividing walls, are expected to remain approximately five feet high. Final installation will be based on the approved project specifications and actual site conditions.
The City of Calgary allows for a maximum of 6.5′.
The selected composite fencing material is described in the project documents as being supported by a 20-plus-year warranty.
The Board will retain the applicable warranty documentation and will manage any legitimate warranty concerns in accordance with the manufacturer’s and contractor’s requirements.v
The project will be funded through the Glamis Terrace Reserve Fund.
The fencing and enclosure replacement was anticipated as part of the condominium’s long-term capital planning. Based on the approved project information, the work is expected to be completed without a special assessment, cash call, or increase in condominium fees specifically to fund this project.
Construction is scheduled to begin on August 31, 2026.
Work on the garbage enclosures, shed enclosures, and the first residential building block is expected to begin at approximately the same time.
Backyard fencing will begin at Unit 188 and proceed clockwise through the scheduled 2026 construction area.

This schedule is tentative and may change because of weather, material delivery, site conditions, contractor requirements, or other unforeseen circumstances.

A detailed 2027 schedule will be provided closer to the beginning of that phase.
No. The schedule represents the Board’s and contractor’s current best estimate.
Construction may be affected by:
- Severe weather
- Material shortages or delivery delays
- Equipment problems
- Unexpected underground or site conditions
- Restricted access to a work area
- Required project changes
- Other circumstances outside the contractor’s or Board’s control
Owners will be advised as soon as reasonably possible when a significant schedule change affects their building.
Each building block is currently expected to take approximately one week to complete.
The actual time may vary depending on the number of units, fence length, landscaping, access, terrain, weather, and unexpected site conditions.
Removing personal items and landscaping obstructions before the contractor arrives will help prevent delays.
The contractor’s standard operating hours are generally between 8:00 a.m. and 6:00 p.m.
However, CS Construction Pro may work outside those hours, including on weekends or holidays, when necessary to respond to weather delays or maintain the overall project schedule.
Residents are expected to be able to dispose of their garbage as usual during most of the enclosure construction.
The existing enclosures will initially be dismantled and prepared for construction of the new structures. This portion of the project is expected to take approximately two weeks.
Should temporary garbage or recycling arrangements become necessary, owners and residents will be notified.
The completed garbage and recycling enclosures are expected to include roofs intended to reduce snow accumulation and secured access through a keypad system.
Owners are responsible for removing anything attached to, leaning against, hanging from, or located close to the existing fence.
This includes, but is not limited to:
- Barbecues
- Patio furniture
- Planters and flowerpots
- Bicycles
- Garden tools
- Storage containers
- Decorations
- Lights
- Hooks and brackets
- Shelving
- Hoses and hose holders
- Trellises
- Sports equipment
- Children’s toys
- Pet equipment
- Other personal belongings
Nothing should remain attached to the fence when the contractor arrives.
All personal belongings should be moved toward the centre of the backyard so the contractor has an unobstructed and safe working area along the entire fence line.
Access must also be available for workers, tools, materials, fence panels, posts, and removal of the old fencing.
Owners should ensure that pathways and gates leading to the work area are clear. Restricted access may delay the project and could result in additional contractor costs.
Owners who will be on vacation or otherwise away must prepare their backyard before leaving.
Alternatively, they must arrange for a family member, neighbour, property manager, tenant, or other responsible person to complete the required preparations on their behalf.
Being away from the property does not remove the owner’s responsibility to provide a clear and accessible work area.
If an owner fails to remove or relocate personal belongings before construction, the Board may hire a third party to remove, transport, and store the items.
The full cost of this work will be charged back to the owner’s condominium account.
The Board would prefer to avoid this situation. Owners are therefore strongly encouraged to prepare early and not wait until the day before construction begins.
Owners are responsible for trimming or removing any trees, shrubs, bushes, vines, roots, garden structures, or other landscaping that interferes with the removal or installation of the fence.
Required work must be completed at least one week before construction is scheduled to begin at the unit.
If an obstruction has not been removed, the Board may hire a landscaping or tree-removal company. All associated costs may be charged back to the owner.
Owners should also advise the Board of any privately installed irrigation lines, sprinkler systems, electrical wiring, or other concealed installations near the fence line. The contractor’s proposal excludes responsibility for unmarked or incorrectly marked underground or concealed systems.
Send an email to the Board with:
- Your unit number
- A brief description of the concern
- Photographs, when helpful
A Board representative can inspect the area and advise whether trimming, removal, relocation, or additional access will be required.
Please do not wait until the week construction begins to request an assessment.
Backyards will be temporarily open and accessible while the existing fencing is removed and the new fencing is installed.
Owners should:
- Move valuable items into their home or garage
- Secure bicycles, tools, equipment, and decorations
- Avoid leaving valuables in the backyard
- Lock accessible doors and windows
- Park vehicles on their respective driveways when possible
- Follow any additional security instructions provided by the Board
Neither the Board nor CS Construction Pro will be responsible for personal property that is lost, stolen, or damaged because it was left in or near the construction area.
Children and pets must be kept away from all active work areas, tools, equipment, materials, open post holes, and temporarily exposed yards.
Owners and residents are responsible for supervising their children and pets throughout construction.
Because fences and gates will be temporarily removed, residents must not rely on their backyard as an enclosed space until the contractor confirms that the new fencing and gate are secure.
Yes. Owners will have the opportunity to select one of the following gate locations along the rear fence:
- Current or centre position
- Fully left
- Fully right
Gate placement will be determined while viewing the backyard from outside the fence and facing the patio door.
A separate email will be sent requesting each owner’s preference. Gate selections must be submitted in writing by the stated deadline.
Once construction has begun, the gate location cannot be changed. Owners who do not respond will have their gate installed in approximately its current or default position.
The gate opening will remain approximately 36 inches, or 90 centimetres, wide. The final gate swing direction will be confirmed in the gate-selection notice.
Owners and residents must not install nails, screws, hooks, brackets, shelving, lights, decorations, planters, or other hardware into the new composite fencing.
During annual property inspections, the Board will document any holes, alterations, or damage. The owner may be responsible for the labour and material costs required to repair or replace damaged boards.

Owners and residents should not contact CS Construction Pro directly. Centralizing communication through the Board will ensure that concerns are documented, consistently addressed, and properly coordinated with the contractor.

The Board recognizes that a project of this size will create some temporary inconvenience. The cooperation of every owner and resident will be essential to keeping the work safe, organized, and on schedule.
By preparing backyards in advance, protecting personal belongings, supervising children and pets, and following the project communication procedures, residents will help make the construction process as efficient as possible.
